How Does Westshore Alliance Help?
To facilitate economic growth and streamline the commercial development process, the Westshore Alliance has created two unique development tools - the Westshore Areawide Development of Regional Impact (DRI) and the Westshore Overlay District Development Standards.
The DRI combined with the Overlay District Development Standards significantly reduce the time normally required for the City’s regulatory review process. If time is of the essence, the Westshore District is where you want to undertake your development.
About the DRI: Westshore has the largest privately sponsored DRI in the state of Florida. The DRI provides significant entitlements for office, retail, hotel and residential development and provides pre-negotiated mitigation for the transportation impact of development. Developers can proceed with projects by paying the City of Tampa transportation impact fees and reserving development entitlements under Westshore’s DRI. Developments within the DRI are not subject to payment for off-site transportation improvements. The DRI development entitlements are in place until October 3, 2021, and there are sufficient entitlements to accommodate development in Westshore for many years. About the Westshore Overlay District Development Standards: These standards provide flexibility in the development process and encourage a dense urban style of development that accommodates pedestrians, as well as vehicles. The standards provide greater density and intensity of development than in most other parts of Tampa and allow more development to occur without the need to rezone property. The standards are part of the City of Tampa's zoning land development code (Chapter 27-238) and can be viewed here.
